Terms of Service.
Last updated: 8 July 2026. The agreement that governs your use of rapideal.co.uk (the "Platform", "we", "us").
1. Who we are
Rapideal is a UK property auction platform. We operate the website at rapideal.co.uk and related services. References to "you" mean any visitor, registered user, seller, or buyer using the Platform.
2. Acceptance of these terms
By creating an account, listing a property, or placing a bid on the Platform, you agree to be bound by these Terms of Service, our Privacy Policy, our Cookie Policy, and any product-specific agreement (the Seller Agreement or Buyer Agreement). If you do not agree, do not use the Platform.
3. Eligibility
You must be at least 18 years old and a UK resident (or a UK-registered business) to use the Platform. By registering, you confirm that you meet these requirements. We may require proof of identity, proof of funds, or both at any time.
4. Account registration
You must provide accurate, current, and complete information when you register. You are responsible for maintaining the security of your account and password. We are not liable for any loss arising from unauthorised access to your account where you have failed to keep your credentials secure. Notify us immediately of any suspected unauthorised use.
5. Listings
Sellers are responsible for the accuracy of their listings, including the property address, floor price, financial types accepted, and any photographs or descriptions. Listings must relate to a real property you have the legal right to sell. We may remove or refuse any listing at our sole discretion. Sellers warrant that they hold good title to the property or are authorised to sell on behalf of the legal owner.
6. Bidding
Bids are sealed. Once submitted, a bid cannot be withdrawn. By placing a bid, you commit to honour that bid if it is accepted by the seller. Bids may be subject to verification of proof of funds. Placing frivolous or bad-faith bids is a breach of these terms and may result in account suspension.
7. The £500 seller deposit
When a seller accepts a buyer's offer, the seller has 48 hours to pay a £500 refundable deposit. This deposit is held by Rapideal pending completion of the sale. It is refunded on completion or retained under Clause 4A of the Seller Agreement if the seller fails to complete. See the full mechanic in our Seller playbook.
8. Fees
Listing is free. Buyers pay a 1.5% completion fee on accepted offers only, charged on completion of the sale. There are no subscription fees, monthly charges, or hidden costs. Full fee details are in the Buyer playbook.
9. Cancellations, refunds, and disputes
Because the Platform facilitates sealed-bid auctions of real property, cancellation rights are limited. Buyers cannot withdraw accepted bids. Sellers may withdraw at any time before accepting an offer without penalty; after acceptance, the £500 deposit may be retained under Clause 4A. 10. Prohibited use
You must not use the Platform to: (a) list property you do not own or are not authorised to sell; (b) place bids you cannot fund; (c) interfere with the Platform's operation; (d) attempt to access data you are not authorised to access; (e) use the Platform in violation of UK law, including anti-money-laundering and proceeds-of-crime legislation; or (f) harvest data about other users. 11. Intellectual property
We own all intellectual property in the Platform, including the Rapideal name, logo, design, and code. You retain ownership of any content you submit (listing descriptions, photographs) but grant us a non-exclusive, worldwide, royalty-free licence to use that content in connection with operating the Platform.
12. Limitation of liability
The Platform is provided "as is". To the maximum extent permitted by UK law, we exclude all warranties, conditions, and terms. We are not liable for any indirect, consequential, or punitive damages arising from your use of the Platform. Nothing in these terms excludes or limits liability for fraud, death, or personal injury caused by negligence.
13. Suspension and termination
We may suspend or terminate your account if we reasonably believe you have breached these terms, engaged in fraudulent activity, or pose a risk to other users. Where possible, we will give you notice and an opportunity to remedy. Termination does not affect any transaction that is already in progress.
14. Governing law and disputes
These terms are governed by the law of England and Wales. Any dispute will be subject to the exclusive jurisdiction of the courts of England and Wales. We encourage you to contact us first to attempt to resolve any dispute informally — see our Complaints Procedure.
15. Changes to these terms
We may update these terms from time to time. Material changes will be notified to you by email at least 14 days before they take effect. Continued use of the Platform after changes take effect constitutes acceptance of the new terms.
