Seller Agreement.
Last updated: 8 July 2026. The terms that apply specifically to your use of Rapideal as a seller.
1. Scope
This Seller Agreement supplements our Terms of Service and applies specifically to your use of the Platform as a seller. In case of conflict, this Seller Agreement prevails on seller-specific matters.
2. Free listing
Listing a property on Rapideal is free. There is no listing fee, no subscription fee, and no hidden charge for using the Platform.
3. Eligibility to list
You must be the legal owner of the property or hold a properly executed Power of Attorney from the legal owner. By listing, you warrant that you have the right to sell the property and that the information you provide is accurate.
4. The Free Exit Guarantee
You may withdraw your submission, decline any or all offers, and exit the Rapideal Platform at any time before exchange of contracts. No fee, no penalty, no explanation required. The success / introduction fee has never applied to Sellers and therefore nothing else is owed.
5. The £500 seller deposit (Clause 4A)
When you accept a buyer's offer, you have 48 hours to pay a £500 refundable deposit. Once paid, the buyer's contact details and solicitor are released to you and both solicitors are instructed.
If you fail to pay within 48 hours, the auction forfeits: the buyer's offer is cancelled, the listing is re-opened as a fresh 7-day auction, and you are sent a forfeit email. The £500 deposit is not payable in this case (it was never paid).
If you pay and then withdraw after accepting an offer, the £500 deposit is retained by Rapideal as liquidated damages under Clause 4A. This is because the buyer's offer was made in reliance on the deposit being held as security.
6. Acceptable Use
You must not list property that is subject to an active estate agency sole-agency agreement. You must not list the same property on multiple competing auction platforms simultaneously. You must not collude with buyers to manipulate the auction outcome.
7. The auction mechanics
Each listing runs for 7 days. The final 60 minutes is the sprint window. Bids placed in the sprint are flagged in-sprint in the seller's review view. The auction close time is fixed at listing creation — bids placed at the last minute do not extend the auction.
You (the seller) choose which bid to accept. You are not required to accept the highest bid; you may prefer a cash offer over a higher bridging offer based on completion certainty.
8. Anti-money-laundering compliance
By listing, you confirm that the property is not the proceeds of crime and that you are not subject to UK financial sanctions. We may require source-of-funds verification for high-value listings.
9. Property misrepresentation
You are responsible for the accuracy of all listing content. Misrepresentation may give the buyer grounds to rescind the contract and claim damages. We may remove listings that contain materially false information.
10. Seller Acknowledgement
Before publishing your first listing, you must read and acknowledge our Seller Acknowledgement confirming you understand the platform mechanics.
